Income Requirements
Monthly gross income must be at least three times the rent for the apartment you are interested in renting. Gross income includes all applicable sources you wish to include, prior to any deductions your employer may remove from your paycheck. Keep in mind, you will need to provide proof of any income you include in your application, as well as your current employment status.
For example, if the monthly rent for the apartment you are interested in is $1,200 per month, multiplied by three is $3,600. Your overall gross income must be at least this amount to be approved.

Credit Score & Rental History
A minimum credit score of 600 is required. If you have concerns about your credit score, communicate them with us in advance so we can inform you of all your options.
To be approved, you cannot have any evictions in the past five years.

Personal Identification & Background Checks
In order to apply and enjoy one of our apartments, be prepared to share:
- A valid (non-expired) State Issued ID or driver's license (for each adult tenant).
- Your social security number.
- Submit to a background check, approval requires that each tenant has no history of violent and/or drug related crimes, criminal activity involving children or if you appear on the sex offender registry.

Security Deposit
A security deposit equal to one month's rent is required. The security deposit should never be considered a substitute for rent or missed rent. Please read your lease and non-standard rental provisions to better understand how your security deposit functions as part of your overall lease and enjoyment of your apartment through the duration of your tenancy.

How do I apply?
- View current availability.
- Click “Apply Now” on the unit you’re interested in.
- Complete one application for each adult (18+).
- Submit a $25 application fee per applicant, along with authorization for a background and credit check.
Tip: If you’re interested in multiple units, only one application is needed. Applications can be transferred to other available units.

What happens if my payment is late?
Monthly rent is due on the 1st of the month, however you do have a five (5) day grace period. If your rent has not been received by the 5th of the month, a late fee will be applied to your tenant ledger.
Communicate all concerns with us so we can work together to clearly define expectations and avoid fees.

Do you allow pets?
We welcome pets!
- $200 refundable pet deposit
- $35 monthly pet fee per pet (maximum of two (2) pets.
- Restrictions apply: The following breeds; akitas, Chow Chows, Doberman Pinschers, German Shepherds, Huskies, Malamutes, Pit Bulls, Presa Canarios, Rottweilers, Staffordshire Terriers, and Wolf-hybrids are not permitted. Dogs over 70lbs in weight or under 6 months of age are not permitted.

Do you permit smoking?
All Badgerland Properties apartments and townhomes are smoke-free and smoking is strictly prohibited and enforced by applicable fees including for smoke detector tampering and/or errant trash for impropertly disposed of cigarette butts. Review non-standard rental provisions for more information about the consequences of smoking in your rental property.
If you choose to smoke, you must do so in designated areas and stay at least 20 feet away from any building entrances.

Can I reserve an apartment?
If you are considering an apartment, the best course of action is to submit an application. Applications are considered in the order in which they are received. Keep in mind, if you decide you are interested in in alternate unit applications can be transferred instead of applying again.

What constitutes a Maintenance Emergency?
A Maintenance Emergency is an incident that occurs that prohibits the effective use of your residence in the short term. For example, this would be plumbing that is flooding your unit, hot water is not available, or air conditioning has failed when it is warmer than 85°F outside.
It is not normal or routine maintenance issues which should be submitted via your tenant portal.
